Description

We are hiring someone to be our person in the field.

Most of what a transaction coordinator does happens at a desk, and we have automated a great deal of it. What we cannot automate is somebody standing at a house.

That is this job. You are at the inspection. You put the sign in the ground and take it back out. You meet the septic vendor at the gate, run the earnest money to title, and sit at the closing table with a set of keys.

It is not the leftovers. It is the half of the work that has an address attached, and it is the half that fails loudest when nobody does it.

You will be in your car a lot — Edmond, Oklahoma City, Piedmont, Midwest City. Weather included.

This is also one of the best seats in this business for a newly licensed agent. Most new agents spend their first year never seeing a contract close from the inside. You would see one a week.

Responsibilities

  • Attend buyer inspections on the agent's behalf — provide access, observe, photograph, and report back the same day

  • Meet septic, well, and appraisal vendors at the property

  • Install and remove yard signs and lockboxes, and record the lockbox serial on the file

  • Run earnest money, documents, and keys to the title company

  • Coordinate and attend closings

  • Provide property access for photo day and seller pre-inspection walk-throughs

  • Communicate directly with title companies, inspectors, and appraisers

  • Write a short, accurate record of every stop onto the transaction file — you are the only person in the deal who saw what you saw

  • Support the coordination desk between field assignments

Qualifications

  • Active Oklahoma real estate license — or your 90-hour pre-license course completed and your exam scheduled

  • A reliable vehicle, a valid driver's license, a clean-enough driving record, and current auto insurance

  • On time, every time. If an agent tells their buyer somebody will be at the house Monday at nine, you are that somebody

  • A phone you answer, and the discipline to say "I can't make it" the moment you know rather than the hour before

  • Comfortable working alone in empty houses, outdoors, and in parts of the metro you do not know yet

  • Organized enough to keep a calendar full of addresses straight

One thing we will be straight with you about

Until your license is active there are things you legally cannot do in this role. You cannot show a house, and you cannot give advice. If a buyer asks you whether the roof is a problem, your answer is "I'm going to get that to your agent right now."

We will teach you exactly where that line is, and we take it seriously. Once you are licensed, the job opens up.

Compensation

$22.00 hourly, plus mileage reimbursed at the IRS standard rate.

Hourly rather than salaried, and deliberately so. The more you are out doing the work, the more you make.
