Oklahoma property tax estimator

What your property tax is likely to be after you buy — not what the seller pays today. Pick a county, enter a price, and see the assessment math.

Why the listing's tax can be wrong for you. Oklahoma reassesses a home at market value when it sells, so the next owner's tax bill can be higher than the seller's. While you own it as your homestead, its taxable value can rise at most 3% a year — but the cap does not carry over to a buyer.

How Oklahoma property tax works

  • Assessed value = fair cash value × the county's assessment ratio (Oklahoma law allows 11% to 13.5%; the ratio can only rise with voter approval).
  • The homestead exemption takes $1,000 off the assessed value of your primary home. You apply once with the county assessor. A household earning $30,000 or less can apply for an additional $1,000.
  • Taxable value of a homestead can rise at most 3% a year (5% for other property). The cap does not apply in a year the home is sold or improved, so the value resets to market at the sale.
  • Millage is set each fall by the school district, city, county, CareerTech and library levies where the home sits. Fire and road districts may add a few mills.
  • Owners 65 and older with household income at or below the county median (about $99,000 in the OKC metro for 2026) can freeze their value.
  • State Question 847, on the November 3, 2026 ballot, would lower the 3% homestead cap to 1.75% starting with tax year 2027. This estimate uses current law.
